C. Grammar Expansion: Modal verbs
Study examples a-f and match the meanings 1-6 with the modal verbs:
1. obligation about a present situation
2. advice about a present situation
3. a possibility
4. advice about a past situation
5. positive deduction
6. negative deduction
a. Meetings might not always be the best use of the team’s time.
b. There must be a way to make people work.
c. Meetings can’t all be a waste of time.
d. Team leaders should do their best to ensure people they organize them properly.
e. That is why leaders must learn how to run meeting successfully.
f. One person should have done this before the team started working together.
C. Read the statements about a team leader. Use the words in brackets and might/might not be or must/can’t be to make sentences about her.
1. Ann has worked from 8.00 am to 20.00 pm (tired). – She must be very tired.
2. She hasn’t achieved very much (an experienced worker). – She _____________.
3. The members of her team haven’t been helpful (pleased with them). – ________ .

D. Rephrase the following sentences from the text using modal verbs and translate them into Russian:
1. Homebuyers tend to underestimate their costs. – Homebuyers might underestimate the costs of houses.
2. Paying rent is throwing money away.
3. It now often makes more financial sense to rent a house instead of buying.
4. It is much better to spend the money on a mortgage, and by so doing build up equity.
5. A mortgage leverages the gains on the initial deposit on a house, but it also amplifies the losses if house prices fall.
6. Renting provides less long-term security and you cannot paint all the walls orange if you want to.
7. A renter accumulates wealth by putting the money saved each year from the lower cost of renting into shares.
8. The myth that buying is always better than renting grew out of the high inflation era of the 1970s and 1980s.
9. Renting does have some advantages. Renters find it easier to move for job or family reasons.
10. The smart money is on renting.
